ABSTRACT
Housing is one of the most important needs of man after food. The need for a suitable accommodation has brought about user preference on available housing facilities in Enugu metropolis. The research objectives are hereby to identify the types of residential property predominant in New Haven, to determine the type of residential properties most preferred by tenants in New Haven, to determine the factors that favors the preferred properties and to suggest strategies for future user-demand preferences. The study adopted a survey research approach. Property owners, estate surveyors and valuers, real estate developer’s association of Nigeria and tenants formed the population of the study. A sample size of 858 was chosen using Taro Yamani model while stratified random sampling technique was adopted. Data retrieved from 710 respondents or 84.32% of the sample was subsequently presented in tables while frequency and percentages were used to analyze and answer the research questions. Findings of the study revealed that the property mostly predominant in New Haven is block of 3bedroom and 2bedroom flats. The most preferred accommodation type in New Haven is 3bedroom flat which are mostly occupied in the area. Good road network, standard room size and lively neighborhood are the major factors that influence user’s demand preference for residential accommodation in New Haven over other neighborhood. Accessibility, presence of social amenities and nearness to market favor preferred properties in New Haven. Possible strategies for better user demand preference in the future are addressing overcrowding issues, improving accessibility, adequate water supply, enhancing the environmental condition, adopting modern building standards and security. Recommendations include; improvement of electricity supply, expansion of drainage, provision of facilities and beefing up security in New Haven.
