ABSTRACT

Human activities are the major cause of global warming. At the same time rising temperature could intensify storm and floods. The danger posed by climate change effect may be less dramatic in short term, but over the next three four decades, climate change cause irremediable harm to land and landed properties and real estate investment opportunities and to habitats upon which human societies depend for survival. The aim of this study is to assess the problems of global warming and its impacts on landed properties investment in Lagos state, the following objectives were examined; to investigate the cause of global warming in Lagos state, to investigate impact of global warming on land and landed properties investment in Lagos state, to investigate the impacts of global warming on property value in Lagos state, to investigate the impact of global warming on the physical characteristics of properties in Lagos state, to proffer the possible solution to solving the impacts of global warming on landed properties in Lagos state. The method of research adopted in this work is the case study research method. The respondents were restricted to adults only but status of people within the urban centre of Lagos. The major findings in this research work are as follows; in the survey the researcher found that the impart of global warming has really affected property value and has discouraged potential real estate investor in the area affected. The researcher also found that global warming contributes to excessive rainfall leading to storms and flooding thereby displacing people from their homes and depreciating the value of landed properties investment in the area affected. Final, the researcher recommended that the depletion of Ozone layer should be discouraged. The government should re-enforce the agency on the regulation and protection of the environment. Deforestation should also be discouraged.

CHAPTER ONE

1.0     INTRODUCTION

“Global warming’’ refers to an overall increase in temperature in earth’s atmosphere and oceans when energy from the sun reaches the earth, about 70 percent is absorbed, heating air, land and sea. If it were not for a mechanism called the greenhouse effects – a natural phenomenon vital for life on earth, the average surface temperature would be about minus 18 degrees Celsius. Eventually, the absorbed is released back into space as infrared radiation, thus preventing the earth from overheating. But when pollutants change the composition of the atmosphere, less heat escape. This can cause earth’s temperature to rise.

Now the question is:  Is temperature rise in earth’s atmosphere and ocean real? According to a recent report of the UN- sponsored intergovernmental panel on climate change (I P CC), global warming is ‘’ Unequivocal’’ mankind is large to blame. Some, who differ with this conclusion especially in regard to the human factor, concede that cities may be heated up because they are growing size. Moreover, concrete and steel readily absorbed the sun’s heat and tends to cool down slowly at night.

• BACK GROUND OF THE STUDY

A professor of forest Ecology and the president, Nigeria Academy of Science, David U. Ukali has again emphasised on the need for strict measure and environmental law to be taken against the common practice or habit of bush burning, deforestation, desertification many of which are due to human activities in many of the country. On those who takes delight in settling bush and forest ablaze just because they want to kill bush animals for their own commercial purpose also people who invade game reserves, forest to fall trees and for some other reasons, people who engaged in doing this are not only enemy of progress, they are also saboteur and catalyst of global warming and climate change.

All aspect of our life is increasingly been affected by climate change which is one of the major consequences of all above human abuses to the environment and nature. The effects of climate change now having terrible repercussions for our water resources and agricultural system. It is also having adverse effect on our agricultural sector and its yield.
