ABSTRACT This project is aimed at appraising the impact of good road network on commercial property values in Nsukka Town with the view to identify and establish their performance levels. The objective of this project is to examine among other things the problems involved; which are to investigate the contribution of road network to commercial property values in Nsukka town and to know the extent to which the road network has affected the values of commercial properties to the present day. In order to actualize this goal. The study ensured that relevant information to this project were sourced from primary and secondary data. The primary data included interviews, distribution of questionnaire, thorough evaluation of the study area based on personal investigation. The secondary data included records from the government authorities, or offices within Nsukka like Nsukka Town Planning Authorities, Nsukka zonal offices of ministry of works and transport, ministry of commerce and industry and ministry of lands and survey. The data collected was analyzed and the hypothesis was tested, the test showed that good road network and accessibility has positive impact on commercial property values. The study further recommended that property investors should be encouraged to develop commercial ventures without any undue restriction in addition credit facilities should be provided to developers, expansion of Amokwe road, inclusion of statutory measures for the implementation of property tax in order to control and facilitate commercial property development and constructing roads linking the University of Nigeria with Enugu Road through Nru. INTRODUCTION The competition for site between various uses depends upon the forces of demand and supply. Land uses compete for usufructuary right which forms the basis of these forces of demand and supply. With the underlying conditions of supply and demand remaining constant, the supply and demand for possible sites in an urban area ia a function of existing transport network. Therefore, with a given transport system movement will be concentrated along particular lines differentiating them from other lines in terms of accessibility. This study centers most on the appraisal of the impact of good road network on commercial property values with particular reference to Nsukka town. On analyzing this, it is worthy of note that the need for road network is an integral facet of everyday life and it plays major role in determining the nature, scale and forms of our towns and city activities. The highest and best use of any urban sites depends upon the relationship of that site with all other sites. This relationship was examined in terms of accessibility and complementarities. It seems established that sites adjacent to a main transport route like Enugu Road and University Market Roads Nsukka etc have more relative advantages over sites located far away from such routes. Sites located at route intersections will possess an even greater relative advantage whilst an even grater relative advantage belongs to these sites located at the focus of urban transport system, that is the city centre. 1.1 BACKGROUND OF STUDY. Road network could be regarded as a pattern of access way or accessibility or plan which makes possible the movement of vehicles and people through the built environment and it is very essential to the functioning of any society. Road network influences the location and range of productivity and leisure activity. It also affects the location of houses, the range and provision of goods and services available for consumption and as such influences the quality of life.
